Looking ahead, spring remains the busiest season in New York City real estate, and it’s approaching quickly. Historically, the period from February through early June has been the strongest for sellers. Warmer weather, school calendars, and renewed buyer motivation typically drive a wave of new listings and heightened competition. While more listings do increase competition, they also attract a larger pool of active buyers, often leading to stronger pricing and faster sales. With this in mind, now is an excellent time to begin preparing for the spring market.
There are several reasons for optimism this year. The mayoral race is behind us, providing clarity and stability that real estate markets tend to favor. Mortgage rates have leveled off, and while modest decreases are possible, the trend points to continued moderation in 2026. Fannie Mae projects that the 30-year fixed rate could drop below 6% by year-end. Buyers are approaching the market more selectively, focusing on homes that are well-maintained, updated, and ready to move in.
For sellers planning a spring listing, early preparation can make a real difference. Simple steps, like decluttering, completing minor repairs, refreshing paint, enhancing curb appeal, and considering staging, can dramatically improve first impressions, both online and in person.
